From the beginning of this report, I want you know this: I care about your well-being and truly mean it. You should find a new place of comfort that is enjoyable and free from fear. You will realize that you can achieve more than you think possible. You can become a more purpose-driven, well-organized individual capable of achieving greater success. Every page you read will show that you are changing and growing slowly but surely. Your courage and desire will grow with every insight and thought you gain. Napoleon Hill wrote one the greatest books ever written. It is called "Think and Grow Rich." It is the essence of that book. The secret it reveals over and over again is this: You must have a burning desire. Do not put down this book thinking that the previous statement is cliché and that you already know that! This is just a guideline to help you get to the next point. Your desire must have a starting point. To develop desire, you need a purpose. What is your reason for wanting to invest in real estate? I understand what you are thinking: to make more money, have security, feel useful, and be successful. These are all good points. You can have everything you want if you choose. Here is what comes before all of the things you want. What's the purpose of all these things? You must first determine your purpose before you can get the things. My purpose was, at least, to get a better house and make my first property a rental. I learned quickly that I was responsible for creating happiness in the lives of others by renting it out. Soon, I realized how my choices in selecting the first property would either help or hinder me in my pursuit to be a successful real estate investor. It all adds up, and everything you do and how much you do it adds to it. It all adds up and can make your life more or less easy. I will share my experiences with you that will help you make your life easier. This is my purpose. William Nickerson's book "How I turned $1000 into $3 million in real estate in my spare-time" was the book that gave me the courage to start my real estate career. His stories were captivating and I was drawn to the real estate section in my Sunday newspaper by his masterful storytelling. My life was changed when I finally leapt. It was an FHA foreclosure. It was a two-bedroom, 1-bath home with a built in, screened-in swimming pool with a Jacuzzi, and a sprinkler system. It was purchased for $46,000. I used the HUD203K rehab program to make it better. To update and repair it, I spent $16,000 I was then approved for one loan totaling $62,000. It took me three months, but I was done! My life was transformed. I learned and took the leap. From that moment on, I felt confident. Although I already owned my first home, I now had two. It was the Coast Guard that I joined and, wouldn't it be, we moved three months later. Uncle Sam picked me up from St. Petersburg in Florida and dropped me off at Kodiak, Alaska for my next tour. Guess what? I had all the right qualities to buy a duplex on Kodiak Island. With three homes, my relationships and responsibilities were expanding with my tenants. I was responsible for providing a pleasant, functional, and clean environment for them to live in. It was as follows: My mother rented my first home, an elderly couple rented the second and my duplex was with an existing tenant, who was a hospital administrator. I was able, without being burned too early in my career, to transition into the role as landlord. In the space of one year, I had acquired two houses and a duplex. My brothers and other family members noticed and were quite dumbfounded. They could not understand how I suddenly became a real estate expert. It was a good feeling to see the change happen in such a short time. That was something I learned from reading a book. This is how you will do most of what you do in realty. You can do this by reading and following the steps to duplicate the success of others. It is important to realize that you can do this if you only read the right books, and follow the basic formulas.
Magic Bullets in Real Estate: The secret to success This is the real estate guide for common people. William Nickerson did not give me Magic Bullets! It was a trial-by-fire learning process that I found very rewarding. Since then, I have collected 17 properties, 23 tenants and 2 real estate licenses (in Florida and Alaska), an assistant appraiser's certification, and more than 100 books about real estate. For the past 13 years, I have continued to learn and grow and gained momentum. In my spare time, I also work for Alaska One Realty and am still in Coast Guard. In just two years, I will turn 42. It sounds like a fairytale, right? Don't let me fool you. Although it's hard work, I am not yet a millionaire. However, I want you to know the truth so I will tell you the truth every step of the journey. Here's why I don't make a millionaire. I would sell property as it was increasing in value, and pay rent checks to cover the cost. However, being in the Coast Guard would cause me to be dislocated every four years. I sold out in order not to become "an absentee landlord."
